1. 3010 Iroquois Way Bay Park 92117 - The seller was referred to me by her banker. She saw a property she was interested in buying but needed to sell this one for the purchase. She was "hoping" to get close $900,000. The property was tenant occupied and the tenants were very COVID sensitive. They stated they would not cooperate with any showings. After explaining the process to them and that I would only need to get a home inspector, termite inspector and need 1 hour for showings, they agreed... We listed the property for $795,000 - Anyone interested received all inspections and disclosures prior to potential showings. All interested parties were asked to send a blind offer, meaning they had not seen the property. We took the top 10 offers and scheduled showings in a covid compliant competitive way. we opened escrow with very little contingencies and SOLD it for $985,000 - It is officially the highest priced 2 bedroom home in the history of 92117
2. 3800 Kendal St #4 PB CA 92109 – The seller heard about our process and called me. He asked me what it would sell for and to say this property was dated was an understatement! I told him he would be lucky to get $800,000. He did not like that evaluation, so I suggested he have it appraised by licensed appraiser. He agreed. I gave him the name of three appraisers. We scheduled the inspection and It came in at $780,000. He did not like that valuation and wanted to order another appraisal. The 2nd appraisal came in $775,000… He then realized his value was not what he thought it was and agreed to list using our Accelerated Process. We set his undisclosed seller’s reserve price for $780,000. We did all the upfront inspections, disclosures… We had a starting bid price of $695,000.We had multiple offers and SOLD it for $825,000… with two back up offers in place.
3. 3955 Honeycutt St #105 PB CA 92109 – The seller came through one of our open houses. He needed to sell I asked for an opportunity to show him our Accelerated Process, he agreed. He had a great view property. He said he wanted $875,000 not a penny less as he just had a recent appraisal for $875,000 (which I have). He liked our accelerated process and loved the idea of a reserve price and doing all the due diligence in advance, which again helps to remove a buyer’s re-negotiating leverage. We had a starting bid price of $695,000 - I showed the property in a competitive environment… We had multiple offers with 3 days and accepted and offer in 5 days at $930,000. Long story short, he wanted $1,900,000 minimum and I did not think we would get there as he had a recent appraisal Dec 2017 (attached) for $1,337,000… He said if I brought him a solid offer he would be reasonable, he was not. We listed with our Luxury Auction process and did a starting bid price of $1,495,000… We received multiple offers and ultimately got one buyer up to $1,900,000…!!! $563,000 over the recent appraisal… I explained I did not think the property would appraise for that and it would be unlikely a buyer would come to the table with that much to make the up difference… It did not appraise, and the seller would not come down, I canceled.
